Whether you’re a snowbird, away on vacation, or waiting for a service professional, I personally provide property checks and timely communication.
Scheduled interior and exterior visual checks approximately every two weeks while you're away for the season.
One-time or additional visits when you're traveling and want someone to check on your home.
Can't be home for a repair technician or appliance delivery? With your authorization, I’ll meet them at your property.
Inspections are visual and limited to accessible areas. Home watch is not a home inspection, security patrol, property-management guarantee, or emergency-response service.
Two scheduled home inspections per month.
3-month initial commitment; monthly billing in advance. After the initial term, service continues month-to-month with 15 days' written notice to cancel before the next billing date.
One scheduled visit and a written summary. No seasonal commitment.
Additional scheduled visits for current customers: $75 each.
Includes arrival and the first full hour on site.
$50 per additional 30 minutes, rounded up to the next half-hour. Separately authorized per appointment.
Unscheduled or emergency-request visits: starting at $125, subject to availability; no 24-hour response guarantee.
Prices exclude applicable travel charges outside the standard service area. Check, PayPal Business, Venmo Business, and ACH where arranged. Services and scheduling are subject to written agreement.

I grew up in the Fargo–Moorhead area, graduating from Fargo North High School in Fargo, North Dakota, and Minnesota State University Moorhead in Moorhead, Minnesota. As a retired Deputy United States Marshal with 22 years of federal law enforcement experience, I bring a background in protective operations, security and threat assessments, risk identification, and crisis response to my owner-operated business.

In June 2026, Michael Gravalin and Adam Sandbeck helped rescue a missing woman in Minnesota who had been stranded for approximately three days. Their actions drew national news coverage.
That experience reinforced my commitment to awareness, sound judgment, and helping others when it matters most.
My visual checks cannot guarantee prevention or detection of every loss, defect, or emergency.
I serve these four communities with no additional travel charge.
Outside the standard area, travel is billed at the applicable current IRS business mileage rate plus $75 per hour of additional round-trip travel time, with charges agreed upon in advance.
